When you make your booking, you are entering into an agreement with us.

Please read our terms and conditions of booking below.

 

Please note we do not price match on Online Travel Agency’s. We are cheaper if you book direct. Online Travel Agency’s charge commission please note we will not refund you nor will we except less money from a Online Travel Agency’s because we are cheaper.

During the High season the minimum stay is 3 nights at weekends Friday to Sunday, 2 night during the week Monday to Friday. 1 nights stay only possible if there is any spaces during the week to fill.

Reservations

Please note the cancellation policy before committing to a reservation.
A valid credit/debit card is required to guarantee the booking and we accept all major credit/debit cards.  No deposit will be charged, however, full payment is 5 Days before arrival by Debit or Credit Card. If you would like to make the payment in full at the time of the booking please contact directly to do so.

We can also accept payments by CASH or BACS and this is our preferred method of payment due to high terminal card machine charges which has now doubled ALSO when we are paid by CASH we receive 100% of the cash payment where as card payments transaction fees to card providers are paid to the bank and Stripe merchant and we lose profit last year we lost over £2k in card transaction fees which could it paid for our own holiday. 

 

Please note that we will not pay any international transfer fees if payment is received for or BACS and monies paid must be in GBP, there is no charge for card payments.
Bookings made though a third-party website may be subject to different term & conditions.

Cancellation Policy

We are a small family run business, so cancellations can have a big impact on us, especially if we have turned away potential guests in favour of someone who has already booked and who then cancels. However, we do understand that unforeseen circumstances mean you may need to cancel your reservation, so please let us know as soon as possible to avoid any cancellation charges.

If you cancel your booking 6 days or more prior to your arrival date no fee will be charged.

If you cancel your booking within 6 days of your arrival date a cancellation charge to the full booking value will be charged. Please note if you cancel your room under the 6 days free cancellation period the full balance is due regardless if we re sell your room or not.

If you have booked for more than one night and decide curtail your stay and leave before the end of your booking you will be liable for the remaining outstanding balance, as earlier than scheduled departures are treated as a cancellation and we may not be able to re-let the room at such short notice full balance is due.

In the event of a no show, without notification, the full cost of the booking will be charged.

Non Refundable booking is Non refundable. You will need to claim on your travel insurance.

Guests are reminded that no exception to the above conditions will be made.  We would suggest that you take out holiday insurance to guard you against the unexpected and ask for your understanding in our cancellation policy.

INSURANCE: We strongly recommend insurance against cancellation: (see www.cancellationplan.co.uk for UK holiday insurance; this company is not affiliated with Ashburn House, Fort William).

We reserve the right to amend these terms and conditions at any time.

Check In time is from 3:30pm (15.30hrs). If you arrive before this time, we cannot guarantee to be here for you as the afternoons are when we catch up, we go shopping and collect my children from school. We may be able to arrange a bag drop off in the morning if you telephone us beforehand.

Latest Check In time is 7pm (19.00hrs). We reserve the right to refuse check in after 7pm (19.00hrs) if we have not agreed this with you at the time you make your booking.

Check out time is at 10am (10.00hrs) at the latest so that we can get all rooms ready for the next guest.

Guests stopping over more than one night are requested to vacate the house between 10am and 3:30pm. We service and clean all rooms every day. In addition, we sometimes need to carry out minor maintenance work. As a busy guest house, we may need to have trades people in during the day to carry out work we cannot deal with. It is also in guests interests for security reasons that while we are working in rooms with doors open, only staff and essential trades are in the house. As there is so much to see and do in the area you will almost certainly find that being away for 6 hours is not a problem. We do ask guests to respect this request as we are not staffed full time and we are not a hotel; Ashburn House is also our home.

If you do need to remain in the house all day, please advise us. We will ask you to make use of the resident’s conservatory area whist your room is cleaned.

All rooms at Ashburn House have are en-suite.

No family rooms. Ashburn House does not have the facilities for babies, toddlers or children. Over the years we have listened to our guests and taken note of their preferences. It is therefore our policy to accommodate young people over the age of 12 years only. We do not have a family room. At Ashburn house we have decided to focus on creating a relaxed atmosphere for couples, singles and older families. The only exception to this would be our own family or friends staying.

Tourist information is available You are sent a guest handbook containing tourist information about the Highlands and we have put together covering other more local matters and with details of some suggested tours to help you fully experience the area. A QR Code poster in our reception area which you can download via your camera on your phone.

NO SMOKING IS PROHIBITED IN THE HOUSE, we would prefer it if you did not smoke on the premises at all. This also applies to e-cigarettes and vaping. We will charge you £150 if you have been found to smoke in one of rooms you will also be charged additionally for the number of days the room is out of action due to the smell of smoke.

Sick policy or soiled policy, you will be charged for additional cleaning £100 or THE FULL cost of replacement of carpets if the stains don’t come out.

No, we do not allow guest’s pets into our family home.

No lock up time. You will be provided with keys as we do not operate a “curfew”, all we ask is that if you come back late you do so as quietly as possible to avoid disturbing other guests, and our neighbours. We do ask that you lock the front door on your way out and on your way in please.

No evening meals are provided at Ashburn house, there are many very good places to eat out in Fort William. If you wish we can send you details in advance. We will also make reservations on your behalf.

We do provide Lunch Meal to take away

Lunch meals will include a sandwich or baguette with a choice of filling, a bottle of water, crisps small bar of chocolate and a piece of fruit this is charged at an additional £5  cash charge per person

We do provide a Laundry Service 

Laundry wash and dry facility is charged at £15 cash only charge per load of washing

We have off road parking for our guests only. We also provide secure storage for bicycles. We do not have parking or access for Commercial vehicles, Mini Buses or trailers/caravans.

Substantial Continental breakfast available between 8am and 9am in the dining room

Early Riser Breakfast to go is provided , For those needing the check-out very early to catch a flight or other transport we can offer a “packed breakfast” if ordered in advance. There is no charge for this as it will replace a normal breakfast if you cannot sit down to have breakfast between the breakfast times between 8-9am.

1) Where is EACH of the 3 devices exactly located? Front Door Bell, Back Door Bell and Ring Camera pointing at the Car Park.

2) Whether EACH of the device is recording 24/7 

SAFETY DEVICES please to read “We have a Wi-Fi Ring camera/doorbell on the front door, a Ring camera overlooking car park and a ring camera/door bell on the the back door. 

Cameras are motion-sensitive, and operate 24/7. I have access to both cameras via the Ring app at any time. There are NO cameras inside the property.”

The cameras are on the property to aid us to help you. Also to prevent fraudulent activity which did happen to us in 2021. 

“Streaming Services

Where you access your own streaming services through TVs provided by ourselves, eg Netflix, Now TV, Amazon Prime, it remains your responsibility to ensure that you are logged out when you depart your room. We cannot take responsibility for doing this on your behalf and will not be liable for any subsequent charges made to you in the event of usage by the following guests, if you have forgotten. You should be able to log out remotely by changing your password and logging out of all devices when prompted.”

Damage & Breakages

Please take care when staying in our home, we do not normally charge for minor breakages, however, we reserve the right to charge for any significant damage, breakages or missing items.

We do not accept any liability for loss or damage to a guest’s vehicle or possessions, whilst staying at our B&B.
