When you make your booking, you are entering into an agreement with us.

Please note the cancellation policy before committing to a reservation.
A valid credit/debit card is required to guarantee the booking and we accept all major credit/debit cards. No deposit will be charged, however, full payment for your booking will be taken from your card up to 7 days prior to the day of arrival, once received you will be sent an email of receipt for payment. In order to validate the card, we reserve the right to pre-authorise your card with a charge equivalent to the first night’s stay. If you would like to make the payment in full at the time of the booking please contact directly to do so.
We can also accept payments by PayPal or BACS, however, the full amount for the first night stay is required, and confirmation will be sent out once payment has been received. Please note that we will not pay any international transfer fees if payment is received by PayPal or BACS and monies paid must be in GBP, there is no charge for card payments.
Bookings made though a third-party website may be subject to different term & conditions.
During the High season the minimum stay is 2 nights but its worth asking in case we have a space available
We are a small family run business, so cancellations can have a big impact on us, especially if we have turned away potential guests in favour of someone who has already booked and who then cancels. However, we do understand that unforeseen circumstances mean you may need to cancel your reservation, so please let us know as soon as possible to avoid any cancellation charges.
If you cancel your booking 7 days or more prior to your arrival date no fee will be charged.
If you made full payment in advance for your reservation your monies will be refunded but may be subject to a charge of £5 to cover bank /administration charges.
If you cancel your booking within 7 days of your arrival date a cancellation charge equivalent to the first night’s stay will be charged. If you booked for more than one night we will try our best to re-let the room/s on the remaining nights, however, if we are unable to do so, you will be charged the full value of your booking.
If you have booked for more than one night and decide curtail your stay and leave before the end of your booking you will be liable for the remaining outstanding balance, as earlier than scheduled departures are treated as a cancellation and we may not be able to re-let the room at such short notice.
In the event of a no show, without notification, the full cost of the booking will be charged.
Guests are reminded that no exception to the above conditions will be made. We would suggest that you take out holiday insurance to guard you against the unexpected and ask for your understanding in our cancellation policy

We reserve the right to amend these terms and conditions at any time.
Check In time is from 3:30pm (15.30hrs). If you arrive before this time, we cannot guarantee to be here for you as the afternoons are when we catch up, we go shopping and collect my children from school. We may be able to arrange a bag drop off in the morning if you telephone us beforehand.
Latest Check In time is 8pm (20.00hrs). We reserve the right to refuse check in after 8pm (20.00hrs) if we have not agreed this with you at the time you make your booking.
Check out time is at 10am (10.00hrs) at the latest so that we can get all rooms ready for the next guest.
Guests stopping over more than one night are requested to vacate the house between 10am and 3:30pm. We service and clean all rooms every day. In addition, we sometimes need to carry out minor maintenance work. As a busy guest house, we may need to have trades people in during the day to carry out work we cannot deal with. It is also in guests interests for security reasons that while we are working in rooms with doors open, only staff and essential trades are in the house. As there is so much to see and do in the area you will almost certainly find that being away for 6 hours is not a problem. We do ask guests to respect this request as we are not staffed full time and we are not a hotel; Ashburn House is also our home.
If you do need to remain in the house all day, please advise us. We will ask you to make use of the resident’s conservatory area whist your room is cleaned.
All rooms at Ashburn House have are en-suite.
No family rooms. Ashburn House does not have the facilities for babies, toddlers or children. Over the years we have listened to our guests and taken note of their preferences. It is therefore our policy to accommodate young people over the age of 12 years only. We do not have a family room. At Ashburn house we have decided to focus on creating a relaxed atmosphere for couples, singles and older families. The only exception to this would be our own family or friends staying.
Tourist information is available all rooms have a book containing tourist information about the Highlands and a file we have put together covering other more local matters and with details of some suggested tours to help you fully experience the area. A collection of leaflets in our reception area and a selection of sample menus from local restaurants. We also carry guide sheets produced by the Outdoor Capital of the UK to help you get the best out of the area along with tours designed by us to help you get the best from your stay.
NO SMOKING IS PROHIBITED IN THE HOUSE, we would prefer it if you did not smoke on the premises at all. This also applies to e-cigarettes and vaping.
No, we do not allow guest’s pets into our family home.
No lock up time. You will be provided with keys as we do not operate a “curfew”, all we ask is that if you come back late you do so as quietly as possible to avoid disturbing other guests, and our neighbours.
No evening meals are provided at Ashburn house, there are many very good places to eat out in Fort William. If you wish we can send you details in advance. We will also make reservations on your behalf.
We have off road parking for our guests only. We also provide secure storage for bicycles. We do not have parking or access for Commercial vehicles, Mini Buses or trailers/caravans.
A vegetarian breakfast is provided, our breakfast menu has a wide range of items suitable for vegetarians. If we know that you are vegetarian, we will endeavour to get some “veggie” sausages for you if you like them. The same applies for other dietary requirements such as lactose free, gluten free etc. The one diet we cannot guarantee is nut free as nuts are used in food preparation within our kitchen. When you book please tell us if there is anything you would like us to get in for you.
NO pack lunches are provided, there are so many places in Fort William (supermarkets, local shops, garages) that have a wide range of sandwiches and other picnic foods that we cannot match. If you want to put your sandwiches in our fridge over night that is OK. For those needing the check-out very early to catch a flight or other transport we can offer a “packed breakfast” if ordered in advance. There is no charge for this as it will replace a normal breakfast.
Damage & Breakages
Please take care when staying in our home, we do not normally charge for minor breakages, however, we reserve the right to charge for any significant damage, breakages or missing items.
We do not accept any liability for loss or damage to a guest’s vehicle or possessions, whilst staying at our B&B.
